Leveraging My Martial Arts Discipline

Ottawa Real Estate Q Team Real Estate Tips
I joined martial arts (karate) for the same reason as so many before and after me: I was bullied. In the beginning, it was for self-defense. I used to fight all the time; I lacked discipline and confidence.
Studying martial arts was the most important thing to happen to me in my life. For once, I felt I stood out for my abilities rather than my appearance. I became a leader, and others began to look up to me and wanted my input on their development. I developed a work ethic geared towards getting results on the podium. I trained twice a day for at least 20 years.
In 40 years of combat sports, I have attained over 300 Tournament Victories (first to third place) in five disciplines: point fighting, continuous kickboxing, musical Kata, self defense and weapons.
Other career highlights include:
- 5 Fighting Grand Championships (Winners of each weight division compete to be the GC).
- 32 Kata Grand Championships (Winners of All Technical Disciplines compete to be the GC).
- 2-Time WKA World Champion in Point Fighting - 1993 & 1994
- WKA Silver Medalist Point Fighting - 2003
- WKC European Champion in Weapons Kata
- WKC Silver Medalist Kata, Point Fighting - 1994 & 1995
- 13-Time Canadian National Champion in multiple organizations: WAKO, WKA, WKC, and CKA - 1986-2012
- 1992, 1993, Rated #1 NASKA Superlight- weight in Canada
- 1992, 1993 Rated #2 NASKA Superlight- weight in North America
- Induction into the Canadian Karate Association Hall of Fame 05/2024
The CKA contributed to my growth in a paramount way. My Sensei, Thomas J. Fleming, never took a dime for teaching. It was always about passing the knowledge base forward through volunteering his time. I gave my time to my students outside the regular so-called work week. There were a lot of Saturday and Sunday inter-club training sessions with World Champion Steve Anderson Karate. We would give our weekends away to help our students grow, much like my Sensei did for me. I gave my whole heart and soul to the pursuit of excellence in martial arts spiritually, physically, and respectfully to all those who committed to training.

Q® Report
The Ottawa real estate market in 2024-2025 is expected to remain dynamic, with several key factors shaping trends. One major influence will be interest rates, which are anticipated to decrease throughout 2024. This shift has sparked more activity in the housing market, especially during the summer and fall seasons. Suburban areas surrounding the city are predicted to see renewed interest as affordability becomes a central focus for buyers seeking family homes outside the core urban areas.
Though the market may lean slightly toward sellers, higher inventory levels are expected compared to 2023, creating a competitive environment with increased buyer demand. Home prices are likely to grow steadily, with a projected average increase of around 6% as population growth and limited housing supply continue to apply upward pressure on values. Additionally, Ottawa’s infrastructure projects, such as LRT expansions, will enhance neighborhood appeal.
Overall, both buyers and sellers should prepare for moderate but steady market activity, influenced by economic trends, rate changes, and shifts in buyer preferences toward more affordable options and suburban growth areas. Investors may find opportunities in these growing suburbs, especially if interest rates decline as predicted.
