What is Staging and why is it Important ?
Staging is displaying the best possible presentation of your property.
Staging greatly improves your sellability and gains potential.
Think of Staging as presenting a blank canvas as opposed to a lived in look. An analogy to this is why a privately selling car should never have a photo of the seller or their spouse in it.
Vacant vs Staged: A vacant home tells the seller it has been abandoned. This Exponentially weakens your bargaining power and it screams "I'm desperate".
New home sales Models are always staged and not vacant. They help the potential buyer with furniture placement ideas.
Types and gains potential
DIY you decide on the staging and how to improve the presentation. While this is the least costly it also gives you the lowest potential gain. Your taste in style of furniture and decorations all affect your gains.
Professionally staged but modest modifications. This is the lower level of Pro-staging and may involve eliminating some of your furniture, re-arrangement of the remaining furniture and decoration (rugs/missors/artwork) as well as some de-cluttering guidance to be done by you.
Professionally staged full service. This involves: de-cluttering by the staging team,a complete replacement of outdated furniture if required, change of rugs,mirrors and artwork if necessary. And providing guidance on painting, light fixture upgrades, odour elimination (musty smell or heavily spiced kitchens).
Potential Gains
Staging will potentially add 1 to 10 percent to your final selling price. the lower percentage is where the DYI stagers land and higher percentage is where the Professionally Staged full service including their suggestions.
EG if your home is listed for 500,000. 1% gives your 5000. A 10% gain gives you a 50,000 potential gain. This could pay for your lawyer,real estate fees, and the staging fees.
